Jeffrey Epstein acquired a smaller island - the Little St James - back in 1998, but acquired the more expansive adjacent island in 2016 for approximately $22.5 million.
These photos indicate he had drawn up development schemes to transform the 161-acre island by erecting homes, an open-air theater, an office beneath the waves and a reservoir.
You can see the plan is a local waterway, a marine passage in the region, noted on the south-eastern section.
The site plan is covered in notations in red and features a legend identifying various sections of the land.
Alongside the main plan are what look to be an additional nine construction diagrams and engineering blueprints, including layouts for marina coverings.
